The Biltmore area (85016) is one of central Phoenix's most architecturally distinctive corridors. The Arizona Biltmore Resort's signature "Biltmore Block" — geometric pre-cast concrete designed in collaboration with Frank Lloyd Wright — set a design language that still shapes how homes, walls, and landscapes in the surrounding communities present themselves. State48 Landscape designs Biltmore projects that respect that heritage: geometric hardscape patterning, desert-toned material palettes, and disciplined planting compositions that complement rather than compete with the architecture next door. The Biltmore is a collection of distinct sub-communities, each with its own design context. Biltmore Estates carries the resort's golf-course-frontage and large-lot pattern. Colony Biltmore and Biltmore Greens are gated, walkable, and operate under PAD zoning with strict lot-coverage and material rules (40% max lot coverage under PAD 8, earth-tone palettes, design-review approvals). Biltmore Highlands sits along the Phoenix Mountain Preserve with hillside lots and Piestewa Peak access. Biltmore Shores is built around lakes, where drainage and irrigation design matter as much as planting. We work within each community's CC&Rs and design-review process, and coordinate directly with HOAs to keep approvals on track.
