McCormick Ranch and Gainey Ranch sit on the man-made lake and canal system built out of former horse-ranch land in the 1970s, so many lots there back onto water and carry lakefront setbacks, bank stabilization, and irrigation planning that inland Scottsdale properties don't need. Old Town and the established neighborhoods just north of it are older, denser infill: narrower lots, mature trees, and existing hardscape we build around rather than clear. Master-planned communities like DC Ranch and Grayhawk operate under their own active HOAs with landscape and architectural guidelines, a different and generally faster review than the multi-step ARC process required further north in guard-gated Silverleaf or Desert Mountain territory. We scope and submit through whichever process a property falls under, from a standard HOA landscape package in Grayhawk to a full architectural review submittal in the gated communities.
