Troon (85262) is the highest-elevation luxury enclave in North Scottsdale and one of the most heavily regulated. The Troon Village master plan covers roughly 1,400 acres and 1,300 homesites around Troon Mountain, with adjacent communities — Troon Country Club, Troon North, Windy Walk Estates, Monterra at Troon North, Talus at Troon, Troon Ridge Estates, Troon Highlands, and Pinnacle Canyon — each with their own ARC standards on top of City of Scottsdale ESLO, Hillside, and NAOS requirements. On many Troon lots, the Natural Area Open Space is legally recorded and consumes 30–50% or more of the property, with no grading, irrigation, or plant introduction permitted inside it. State48 Landscape designs Troon projects inside the Development Envelope and lets the rest of the lot be what the desert already is. Boulder outcroppings stay where they are; saguaros, palo verdes, and washes are protected during construction; pool decks and outdoor living are sited around the natural features rather than through them.
